Pre Purchase Inspection

 

When purchasing a property most buyers have building and pest inspection carried out before buying a house to look for any hidden costly problems.  Most home buyers don't know that a building inspection does not look for hidden or underground plumbing problems, which can be expensive to fix.  Pre Purchase Plumbing Inspections often show areas of concern or highlight problems that are going to be a problem in the near future.  Being aware of these problems & possible costs will help you with your property purchase.

 

A Pre Purchase Plumbing Inspection will investigate all the plumbing throughout the house including underground pipe work.

 

Your report will include details such as:

 

• Broken, blocked & faulty sewer pipes

• Downpipes and stormwater pipe that do not connect to storm water system

• Broken, blocked & leaking pipes

• Water pressure

• Condition of hot water systems

Water Efficiency Certificate 

 

When preparing to rent out your property it is important you take steps to ensure that you can pass all the costs of water useage to your tenant.  

 

QLD Residential Tenancies Authority (QLD RTA) states that lessors are able to pass on the full water consumption charges to tenants if:

• the rental premises are individually metered (or water is delivered by vehicle), and

• the rental premises are water efficient, and 

• the tenancy agreement states the tenant must pay for water consumption.
